7 Signs You Need a New Roof
Roofs wear out slowly, then fail quickly. These are the signs that yours may be near the end.
Request a roofer1. Age
Every roof has a typical lifespan that depends on the material, the installation and the weather it sees. If yours is getting old, have it inspected even if it looks fine.
2. Curling or cracked shingles
Shingles that curl at the edges or crack have lost flexibility and protection.
3. Granules in the gutters
Asphalt shingles shed granules as they age. A lot of granules in the gutters means the shingles are wearing thin.
4. Bald or dark patches
Areas where granules are gone leave the shingle exposed to sun and rain.
5. Leaks or ceiling stains
Stains on ceilings or in the attic mean water is getting in somewhere. See roof leak repair.
6. Sagging
A sagging roof line can mean damaged decking or structure. Have it checked right away.
7. Repeated repairs
If you are calling a roofer every year, replacement may cost less in the long run. See roof replacement.
